Hubbard’s Corner is a commercial adaptive re-use project of a historic brick building in Seattle, that has been a living laboratory of next generation low and carbon negative materials.
From the project’s start, it has been a challenge of industry norms, giving a platform for multiple next-generation materials and systems to be evaluated.
A seismic and MEP upgrade with a 100-year new service life target, cement free concrete, algae grown CMU, hemp-wool insulation, FSC and salvage lumber, boneyard steel, zero EUI office space, roof-top solar, high-efficiency heat pumps, no gas. All of these went into the project. But to credibly understand just how far we still have to go, Hubbard’s Corner also included a detailed tracking of the carbon footprint of the consumed materials and construction impacts to make the project happen, including structure, enclosure, MEP systems, and the shell and core finishes.
Is “zero” a credible target today? What does the math tell us when we get real with the numbers? This presentation will share the WBLCA details of this project, reduction successes, and a few surprises. It will share verifiable GWP data for where we are today, and insights for where we need to spend more of our energies next.
